PROJECT DEVELOPMENT______________

From as little as a verbal description, we can work with our clients to completely develop all project requirements from initial layout through design to completed structure. Vector Construction will assist the client in identifying and clarifying the project’s objectives and move the project efficiently and effectively from the conceptual stage to completion.

DESIGN/BUILD_______________________

Single source responsibility for both design and construction lies with Vector Construction. Working closely with the architect/engineer enables the project to proceed on fast track by overlapping phases of construction that otherwise would have to be done consecutively. This ensures the earliest possible occupancy by our clients.

GUARANTEED MAXIMUM PRICE ________

As an alternate to a lump sum cost approach, we guarantee the cost with a fixed fee. If the actual cost of work, plus the fixed fee exceeds the Guaranteed Maximum Price (GMP), the client will pay no more than the GMP. Conversely, if the actual cost of work, plus fee is less than the GMP, the resultant savings from efficient project management is shared with our client.

COST  ESTIMATES _____________________

Includes conceptual, budgeting, and preliminary estimating from incomplete design, or fixed costs from full plans and specifications. As design drawings are refined and completed, cost estimates are also refined to prevent any surprises relating to the project budget so the client has real time cost information.

VALUE ENGINEERING _________________

At Vector Construction, we work with our clients and design professionals to evaluate materials, design, or construction methods to reduce costs without sacrificing quality. As part of the value engineering process, we also consider energy efficiency, maintenance expense and functional ability to insure these cost benefit issues are comprehensively and effectively addressed.

SITE SELECTION _____________________

Vector Construction has an excellent knowledge of sites throughout the Tri-state region and can assist our clients in defining specific site selection criteria for their project insuring all requirements are met. Once a site is selected, we will work with our clients to obtain the necessary public approvals for their project. Our staff also has a working knowledge of local and state incentive programs thus enabling our clients to take advantage of such programs.
