Vector Construction was the construction arm of a sale lease back contract between Wessels Development Company and the General Service Administration. The new office is 270,000 square feet and includes four and one-half stories of parking, one level of retail development and five stories for offices. The structural system is composed of posttensioned, poured-in-place concrete for the parking structure and composite deck structural steel for the office portion. The exterior skin is a combination of glass systems and precast concrete panels. Vector's involvement in providing construction management services started with a conceptual budget based on a preliminary design. A series of updated estimates corresponding with more complete designs results in a final construction estimate. As construction on the project began, Vector worked with the architect and Owner in bidding the many trade packages and making recommendations for contract awards. The project was completed in 18 months, well ahead of the General Services Administration's expectations.
