A construction management/general contracting contract is similar to a construction management contract in that the contractor, architect/engineer, and the owner work together as a team from the early stages of a project through its completion.

During the pre-planning and design phase, Vector Construction assists the design effort in such activities as cost estimating, value engineering, constructibility reviews, and scheduling. We will also aid with the establishment of construction contract administration procedures, subcontractor evaluation, and the purchasing of long-lead items.

Similar to an agency construction management approach; as a project’s design is completed, the project is competitively bid to selected subcontractors and suppliers who can provide the quality of materials and workmanship and field performance that will meet the owner’s requirements. Unlike agency construction management, under the CM/GC approach, Vector Construction will guarantee a maximum construction price and a scheduled completion date. Contracts with subcontractors and material suppliers are held by Vector Construction under the CM/GC approach as opposed to by the owner under the agency construction management approach.

The benefit of this contract approach is generally a constructed project of maximum value produced within the most economical time frame. In addition, the Owner has a guaranteed maximum cost at an early stage in the project and benefits from the project team’s planning, scheduling and subcontractor and supplier qualifying.
